What does Highest and Best mean?

Offers will be assessed based on the highest price and the best use.

How much are these lots being sold for?

Each lot has a broker price opinion of value. All offers will be reviewed. Highest and best will be accepted.

Will you pay a commission for sale?

No. Buyers may choose compensate their agent at their own expense.

What are the requirements for submitting an offer?

We need the address(es), offer amount, proof of funds and letter of intent or development plans. We will not review offers without all requested documents.

What documents are needed to accompany my offer?

Proof of funds, a letter of intent or development plans.

What are “Proof of Funds”?

Proof of funds is a document (bank statement or letter from bank) that demonstrates how much money a person or entity has available. It ensures buyer can cover cost of their purchase.

How will title be transferred?

Title will be transferred via Quit Claim Deed. Should the buyer desire any other assurances, it will be at the buyer’s expense.

Will you provide title insurance?

No. However, the buyer is welcome to purchase at their own expense.

Are all back taxes paid?

Yes, all prior taxes have been paid.

Can you guarantee clear title (no liens, encumbrances)?

Property to be sold As-Is, Quit Claim. Anything further is at the buyer’s expense.

Am I free to do what I want once I take possession?

Subject to your statement of intent, but otherwise yes.

How accurate are lot sizes?

Lot sizes are approximate and not to be considered actual.

Will you provide a survey of land?

Seller will provide a survey at the buyer’s expense.

What cost will I incur during this transaction?

The cost of purchase and any costs associated with the transaction.

Who will be responsible for recording the deed?

Buyer to cover cost of recording, NHS will record the deed.

Will offers be accepted after August 30, 2023?

Yes, so long as no offer has been made and accepted.
